On Monday, July 29, 2025, the construction of the new urban district Nový Rohan was officially launched with a ceremonial groundbreaking. On four hectares near the center of Prague, a project is now beginning to take shape that aims to transform part of Karlín over the coming years into a vibrant, open neighborhood combining housing, workspaces, services, and public areas.
The first phase includes the construction of three residential buildings named Prokop, Vincent, and Barbora. The names reference a poignant chapter in history, when bells from Bohemia and Moravia were taken from this area by the Nazis during World War II and melted down for weapons. The buildings are thus named after Czech saints, just like many of those confiscated bells once were. A total of over 250 apartments will be created in this phase, and more than 90 percent of them had already been sold before construction began. Completion of this initial stage is planned for early 2028.
The overall Nový Rohan project represents an investment exceeding 15 billion CZK, with the first phase alone accounting for over 1 billion CZK. The architectural concept is coordinated by LOXIA, working in collaboration with Czech studios UNIT, KAAMA, under-construction, and the Slovenian firm Bevk Perović Arhitekti. The urban design emphasizes permeability—rather than acting as a barrier, the new neighborhood will feature open courtyards, access to the river, and a connection to the future Maniny metropolitan park.
Cooperation with public institutions plays a key role as well. As part of the project, a new elementary school for 900 students is being developed by Prague 8 district, with J&T REAL ESTATE contributing 260 million CZK toward its construction. The school is expected to be completed around 2029.
According to Radomír Nepil, Deputy Mayor of Prague 8, Nový Rohan is “a project that will transform not only the space of Rohan Island, but life in Karlín as a whole. It will bring new energy and offer residents a place not only to live, but also to raise children, play sports, and enjoy their free time.”
